Highest Bidder Sale Frequently Asked Questions
How the Highest Bidder Sale Works: After inspecting the home, please leave your name, phone number, email address and bid on the Initial Bidding Sheet. There is no deposit required to bid. You may bid ANY AMOUNT DOWN TO $1 IN THE INITIAL BIDDING, JUST GET YOUR NAME ON THE SHEET! We will take new bids until 4:00 PM Sunday night. You may call 478-284-4158 to see what the highest bid is and to increase your previous bid at any time until 4:00 PM Sunday night.
HOW THE BIDDING IS CONDUCTED: Starting at 7:00 PM Sunday, we will start the round bobbin bidding by calling everyone back that has left a bid prior to 4:00 PM Sunday. The highest bidder will receive the first call to let them know that they are in fact the highest bidder and if they would like to increase their bid. Everyone else that has left a bid, starting with the next highest bidder, will be asked if they would like to increase their previous bid at that time. Every bidder will have the opportunity to top the high bid until the highest bidder is established. All bids during the round robin phase will be in increments of $500.00.
WHAT HAPPENS WHEN WE CALL YOU IN THE ROUND ROBIN BIDDING ON SUNDAY NIGHT: Each time you receive a call you can either a) raise the high bid by $500 (bid increments are $250 for down payment highest bidder sales) or more in multiples of $500 ($250) or b) you may retire from the bidding or c) if the high bid is higher than you wish to bid, you may submit a final “highest and best bid” should the high bidder fail to sign the purchase agreement and provide the $1,500 earnest money in certified funds.
WHAT IF THE HIGH BIDDER DEFAULTS: In the unlikely event that the highest bidder defaults, the next highest bidder will be offered the home at their final bid price.
INSPECTION: Inspection period will be Saturday and Sunday from 1-4PM only. Sale will be as-is where is with no warranties whatsoever and the sale will not be contingent on financing or inspections.
APPLIANCES AND MAJOR SYSTEMS: There may or may not be stoves, refrigerators, water heaters, dishwashers, air conditioning, heat pumps, etc.as part of the sale of this home. The inspection of these items is your responsibility. There is no warranty whatsoever on this home. Do your own due diligence.
REALTORS/BROKERS: Realtors and Brokers are welcome and encouraged to bid. They must abide by the same rules as everyone else, and sign the same contract as everyone else. No additional addendums or special stipulations will be allowed/signed/provided by the seller. All bids are NET TO THE SELLER. ALL REALTOR/BROKER COMMISSIONS SHALL BE PAID BY THE BUYER.
CONTRACT: After the close of bidding the highest bidder must complete the SELLERS purchase agreement and provide non-refundable earnest money deposit of $1,500.00 in Certified Funds made out to Christopher S. Peisher no later than 5PM Monday, the day after bidding has closed. Failure of the high bidder to sign the purchase agreement and provide earnest money by 5PM Monday will disqualify that bidder.
